Will Miles: “80-100 Victoria Street consists of two central London buildings with ten floors of commercial space, including a busy mixed retail development just minutes from Parliament and Buckingham Palace. Within this project, there are considerable risks, including significant logistics and access challenges, as well as the need to minimise the impact on residents and tenants.

“This major project, as detailed below, involves a comprehensive range of building services. It makes sense for TClarke to take the lead, and we are pleased to continue our longstanding relationship with Landsec. We are currently moving on to Phase Two and are on schedule, working effectively.””

 

High level scope 

  • Removal of 6x existing gas boilers (including flues) from the basement and replacing them with new WSHP’s
  • Removal of 10x existing chillers and replacing them with 4x 4pipe ASHP, 3x 2 pipe ASHP and 2x Chillers
  • Installation of new LTHW pipework and chilled water pipework
  • Replacement of various heat exchangers, pumps, vessels etc
  • Installation of 2x new switchpanel extensions and 2x new switchpanels
  • Installation of new primary containment and SWA cabling
  • Installation of a temporary wall to segregate gas boilers and WSHP’s (temporary state)
  • Various builders work holes and fire stopping
  • Installation of new ductwork and ventilation
  • Modifications to sprinklers, fire alarm system
  • Installation of new lighting and lighting control
  • Installation of new lightning protection
  • Replacement of roofing felt with Restec install – Main roof plant area
  • Upgrades to the BMS to integrate the new equipment
  • Upgrades to the PMS to upgrade metering of new equipment
